Maksymov Brownstone renovates homes in Seattle and on the Eastside. The studio in South Lake Union is where the drawings, the cabinet shop and the schedule sit under one roof, so there is one contract to sign and one person to call.

Plans and elevations of your actual rooms, drawn in-house, so what you approve is what gets built.

Tile, stone, wood and hardware chosen at the studio, side by side and under the same light, before anything is ordered.

One contract covering the design and the build, priced off drawings that are already finished. Not a range that moves once the walls are open.

Our own crew and our own cabinetmakers. The site is cleaned at the end of every day, because most of our clients keep living in the house.

We fielded multiple quotes from various groups, and honestly Ihor was the most honest and straight forward bid that we got. We engaged with his group in March of 2025, and started breaking ground around early September.
Ihor and his team did a fantastic job with our addition. They successfully raised our roof (during the wettest week of the year) to build a new master suite. He was very responsive to my design, cost, and schedule questions.
They took the back 10 feet of our garage and converted into a beautiful bathroom with laundry and a heated floor. The tile is impeccable - we love how they made the shower tile flow directly into the bathroom floor. We also wanted a full length toiletry shelf in the shower, and Ihor found a piece of quartz that matched the wall tile perfectly.
Ihor and his team did the most incredible job tiling our 4 bathrooms during a whole home remodel.
The craftsmanship is truly top-tier—the way the dark hexagonal floor tiles contrast with the marble-look wall tiles in the shower is absolutely stunning. The custom glass work is sleek and perfectly leveled, showing just how much care they put into their work.
We live in a historic home in Upper Queen Anne, near Kerry Park, and matching the original exterior tile was no easy task. The tile was installed decades ago, probably 30 years ago, and the color and style are no longer available.
They do impeccable work, with care and detail. I have used them for large format tile small custom handmade tiles and everything in between. As a remodel contractor they are my go to tile company for all my tile needs.
After they did such an incredible, quality, professional job on time and on budget, we asked them to come back and build out our second bathroom. We already had plumbing and electric laid, but the job was still a massive undertaking.

What does design-build actually mean here?
One contract and one team for the drawings, the cabinetry and the construction. Nobody waits on anybody else's drawings, and there is one person to call when something needs deciding.
Where do we meet?
At the studio, 920 Dexter Ave N in South Lake Union, Monday to Friday between 10am and 4pm. Call ahead and the drawings and samples for your project will be out on the table when you arrive.
Do you work outside Seattle?
Yes. Most work is in Seattle, and we build on the Eastside too, including Kirkland, Bellevue, Redmond and Mercer Island.
Are you licensed in Washington?
Yes, license MAKSYBL809B7, held by Maksymov Brownstone LLC. It can be checked on the Washington Department of Labor and Industries website.
Can we live in the house while you build?
Most of our clients do. The site is cleaned at the end of every day and we seal off the work from the rest of the house, because a renovation you have to move out of costs a great deal more than the invoice says.
